Moisture Survey and Remediation in a Rental Property

An incoming tenant reported a musty smell. Meter readings across the exterior walls told the story before a single panel was opened.

There was no leak. The air conditioning was oversized for the house, short-cycling and never running long enough to pull moisture out of the air, so indoor humidity sat in the high sixties for most of the year.

Growth was concentrated on the cool side of exterior walls, behind furniture and inside closets. We contained and removed the affected drywall, HEPA vacuumed and treated the framing, and cleaned the contents that could be saved.

We also wrote up the humidity problem for the owner with the run-time data. Remediation without that second half would have bought maybe a year.
