A blocked condensate line overflowed the air handler pan and ran into the hallway and both bedrooms. The unit below reported staining the same afternoon.
Condensate overflows look minor and rarely are. The water is clean but it runs continuously, often for days, and it usually starts in a closet nobody opens.
We extracted, removed the carpet and pad in both bedrooms, and lifted the base of the closet millwork to reach the wall behind the air handler. Documentation was kept separately for this unit and for the owner below, since two insurers were involved.
The building's engineer was given daily access to the drying log. Equipment came out on day six after two consecutive days of stable readings at target.
