Wind-driven rain came in under a failed slider track and ran the length of the rear of the house. By the time we arrived the baseboards had wicked and the subfloor was staining.
The homeowner had been running box fans for two days, which moved air but did nothing about the humidity. Our meters found elevated readings two feet up the drywall on every exterior wall in the affected rooms, and the OSB under the vinyl plank was saturated.
We took flood cuts at 24 inches, removed the wet insulation and flooring, and set nine air movers against two large dehumidifiers on a closed drying system. Readings were logged twice a day and the equipment was repositioned as the wall cavities came down.
Once the structure hit target we treated the framing, replaced insulation and drywall, and reinstalled the flooring and trim. The failed slider threshold was rebedded so the same storm does not do the same thing next season.
