A slow shower-valve leak had been feeding the wall cavity for months. The tenant reported a smell long before anything was visible on the surface.
By the time the wall was opened, growth covered the back of the drywall and both faces of the studs in the wet bay. This is the usual pattern: what shows on the painted side is a small fraction of what is behind it.
We built containment across the bathroom and hallway, set negative air with HEPA filtration, and removed drywall a full stud bay past the last visible growth. Framing was HEPA vacuumed, treated and dried before anything closed up.
The valve was replaced by a licensed plumber before reconstruction, because remediating around a live leak is money spent twice. An independent assessor cleared the space before we rebuilt.
