A toilet supply line let go upstairs overnight. The water found its way down through the ceiling and across the living room floor before anyone woke up.

The good news on this one was the flooring: engineered plank over a wood subfloor, caught early enough that most of it could be dried in place rather than lifted. The ceiling below the bathroom was not so lucky.

We opened the ceiling to expose the joist bays, extracted from the floor, and set air movers around the perimeter with a dehumidifier in the center of the room. The bathroom vanity cabinet was removed to dry the wall cavity behind it.

Repairs were limited to the ceiling, one section of wall and the vanity - a fraction of what it would have been if the room had been left to dry on its own for a week.
