The fire is usually the shorter half of the problem. What is left afterwards is a building that is open to the weather, soaked with whatever the hoses put in it, and coated in soot that keeps corroding metal and staining porous surfaces for as long as it sits there.
Our first visit is about stopping the loss from getting worse: securing openings, pulling standing water, and getting air moving. The rebuild starts once the structure is dry, stable and cleared by the inspector.
| Line item | Typical price | Notes |
|---|---|---|
| Damage assessment and written scope | Free | After the fire department releases the structure |
| Emergency board-up and shrink wrap | from $350 | Openings secured the same visit |
| Debris and char removal | $1.80 - $4.50 / sq ft | Includes disposal |
| Structural cleaning of soot and residue | $2.50 - $6.00 / sq ft | Method depends on residue type |
| Contents pack-out and off-site cleaning | from $1,200 | Inventoried and stored until handback |
| Odour treatment (hydroxyl or ozone) | $180 - $420 / day | Run in a sealed space |
| Typical contained kitchen fire | $4,500 - $14,000 | Cleanup, odour and repairs |
| Reconstruction | Quoted per project | Priced after the structural assessment |
These ranges are what jobs of this type usually land at in Miami-Dade. The final number depends on how much water, soot or growth there is, what materials have to come out and how much reconstruction follows. You get a written, line-item scope before any work beyond making the property safe.
On a covered loss most of this is billed to your insurer, not to you - you pay the deductible. We estimate on the same line-item pricing adjusters use, so the numbers on your scope are the numbers they review. Full price list for every service is on the pricing page.

Smoke residue is acidic. Left on a surface it etches glass, pits chrome fixtures, discolours grout and eats into the finish on appliances - and it keeps doing it for weeks. Different fuels leave different residues, which is why a kitchen grease fire and a burnt electrical panel get cleaned with different chemistry.
We test residues before choosing a method, clean structural surfaces top down, and pack out contents that need off-site attention. Anything that cannot be brought back gets photographed and listed for the claim rather than quietly thrown away.
Odour is the complaint that outlasts everything else. It comes back on humid days because smoke particles settled inside porous materials - drywall paper, insulation, subfloor, duct lining - and the humidity releases them again.
Surface cleaning alone will not fix that. We remove the materials holding the odour where it is practical, run hydroxyl or ozone treatment on what stays, clean the duct system, and seal framing before new drywall goes on.
Not sure whether this is your problem? Describe what you are seeing on the phone and we will tell you honestly whether it needs a crew, a plumber first, or nothing at all. Call (305) 555-0142 — the assessment costs nothing.
Not until the fire department releases the structure and we have checked it. Even after a small fire there can be compromised framing, live circuits and airborne particulate. Tell us what matters most and we retrieve it for you on the first visit where we safely can.
A contained kitchen fire is often four to eight weeks including permitting. A loss that reaches the roof structure runs several months. We give you a written schedule after the structural assessment, not on the phone.
Textiles, electronics and hard contents get inventoried and packed out for off-site cleaning, then stored until the property is ready. You receive the inventory list - it is also what the contents portion of your claim is built on.
Tell us the address and what happened. A coordinator takes the details, a crew is dispatched, and the drying plan starts the same visit.
