These ranges are what jobs of this type usually land at in Miami-Dade. The final number depends on how much water, soot or growth there is, what materials have to come out and how much reconstruction follows. You get a written, line-item scope before any work beyond making the property safe.

We are regularly called to a condo with mold on closet walls and behind furniture on exterior walls, and there is no leak at all. The air conditioning is oversized, so it cools the space quickly, shuts off before it removes any moisture, and leaves indoor humidity sitting in the sixties or seventies.
The fix is not just remediation, it is a dehumidification strategy: right-sized equipment, a whole-home dehumidifier, or run-time changes. We will tell you that even though it is not the part of the job we invoice for.
Florida licenses mold assessors and mold remediators separately, and for good reason: the company that inspects should not be the company selling the removal. We do not sell clearance testing on jobs we remediate.

If you can see and smell mold and the source is obvious, testing often adds cost without changing the scope. Testing earns its place when the source is unclear, when occupants have health concerns, or when a landlord, buyer or association wants documentation.
On non-porous surfaces bleach removes staining. On drywall, wood and insulation it wets the material and leaves the roots behind, which frequently makes things worse. Porous materials with growth get removed, not treated.
Most residential remediation runs two to four days inside containment, plus drying and reconstruction time. Larger jobs are staged room by room so parts of the property stay usable.
