A displaced tile and a torn underlayment let rain into the roof space through an entire wet season. The ceiling came down in one piece during a storm.
Long-term roof leaks are a different job to a burst pipe. The water has been arriving in small amounts for months, so there is usually mold in the insulation and staining on the framing well beyond the collapse itself.
We removed the remaining ceiling and all of the batt insulation across the affected bays, cleaned and treated the joists and the top plates, and dried the cavity with directed air movers before closing anything up.
The roof was made watertight by a roofing contractor before we started - drying under an active leak is not drying. Ceiling, insulation, paint and one section of cornice were replaced.
