Street flooding pushed several inches of water through the front of the unit. Category three water, so nothing porous that got wet was staying.

Flood water off a Miami street is not clean water. Carpet, pad, baseboards and the bottom of the drywall came out on day one, and the framing was cleaned and treated rather than simply dried.

With the wall cavities open the structure dried quickly, but we held equipment an extra two days because the block wall behind the drywall held moisture longer than the timber did.

The owner rebuilt with tile and a moisture-tolerant base in place of the original carpet, which is the right call on a ground floor in this part of the city.
