Commercial Interior Strip-Out After a Sprinkler Discharge

A sprinkler head was knocked off during a fit-out and ran for close to twenty minutes before the riser was closed. Water reached three tenancies and the shared corridor.

Commercial water at that volume is a scheduling problem as much as a drying one. Two of the three tenants needed to keep trading, so the corridor was contained and hard-barriered, and the loudest work was moved to nights.

Ceiling grid, tile and insulation came down across the affected area, partition drywall was cut back to sound material, and the concrete slab was dried under mats. Twenty-two air movers and four large dehumidifiers ran on the affected footprint.

Reconstruction followed the original fit-out drawings: new grid and tile, partition repairs, paint and floor finishes. Each tenancy received its own documentation package for its own insurer.
