No. The inspection, moisture readings and written scope are free, whether or not you go ahead with us. You only start paying once emergency mitigation begins, and you see the scope first.
Because nobody knows on day one how far the water travelled or how much of the structure is affected. We price the mitigation on measured line items - square footage extracted, equipment days, linear feet of demolition - so the invoice matches what was actually done rather than a guess made in the doorway.
On a covered loss, usually yes, minus your deductible. We document the loss and estimate on the same line-item pricing adjusters review. Coverage decisions are between you and your carrier - we do not ask you to sign your claim rights over to us.
Not on residential emergency call-outs - 2am is when this work happens. Commercial jobs that we schedule overnight to protect your trading hours carry a labour premium, and it is shown as a separate line on the scope.
You are billed for what was done. If equipment comes out on day three instead of day five because the readings hit target early, the drying line drops accordingly - that is what the daily moisture log is for.
For out-of-pocket work we invoice in stages: mitigation on completion of the dry-down, then reconstruction against progress. Ask when you call and we will set the schedule out in writing before starting.
