The humidity never really leaves
Mold needs moisture, a food source and time. In Miami the food source is everywhere - drywall paper, dust, timber, textiles - and the moisture is in the air for most of the year. Outdoor relative humidity here regularly sits above 70 percent, and indoor humidity follows unless something actively removes it.
Above about 60 percent indoor relative humidity, materials absorb enough moisture from the air alone for growth to start. No leak required. That is the single most misunderstood fact about mold in this part of the country.
Oversized air conditioning is a common culprit

An air conditioner dehumidifies as a side effect of cooling, and it only does it while the compressor runs. A unit that is too large for the space cools the room fast, hits the thermostat setpoint, and shuts off - satisfying the temperature while leaving the moisture behind.
The house feels cold and clammy. Closets and the backs of exterior walls, which sit a few degrees cooler than the room, are where you see it first: a grey bloom on a shoe, black speckling behind a headboard, a musty smell in a room nobody uses.
What actually fixes it
Correct sizing on replacement, longer run times at a slightly higher setpoint, a variable-speed system, or a dedicated whole-home dehumidifier tied into the return. Which one is right depends on the house. What does not work is remediating the wall and changing nothing else.
Vacation homes and rentals are the worst affected

A property closed up for two months with the thermostat set to 80 to save power is a mold experiment. There is no run time, no dehumidification, and no one to notice. We open a lot of seasonal properties in October to find growth on every north-facing closet wall.
If a property sits empty, leave a dehumidifier running on a humidistat, or set the AC to a humidity target rather than a temperature. It costs less than the remediation.

Visible growth over roughly ten square feet, a musty smell you cannot locate, or a recurring patch that keeps coming back after cleaning. That third one especially - recurrence means the moisture source is still active, and removing the mold again without finding it is just buying time.
